Throttle Therapy Lake Anna is an active 93-acre farm located in the heart of Virginia and only minutes from beautiful Lake Anna. Our country farm features 93 stunning acres of mixed fields and woods that guests consistently call a true playground. As one 5-star repeat guest shared, “Throttle Therapy is so much fun! We have stayed a few times over the years and it always delivers.” The house is very comfortable, and the tracks/trails offer a wide range of riding for every skill level — exactly what our guests love and return for year after year.
The property offers a 5-bedroom main house that sleeps up to 15 guests and a separate 3-bedroom guest house that sleeps up to 8. Rent either home depending on your needs for a semi-private stay or book both homes in our Signature package for a completely private, exclusive experience for up to 23 people. The Signature package also includes access to our private 100-yard shooting range with your rifle or pistol to blow off some steam.
We’re just 90 miles (less than 2 hours) from Washington, D.C., making Throttle Therapy Lake Anna the perfect short-term getaway for families, friends, company retreats, bridal parties, reunions, hunting trips, and more. Escape the hustle of city and suburban life and enjoy a much-needed breath of fresh air with exclusive use of the entire property during your stay.
Bring your mountain bikes, dirt bikes, side-by-sides (SxS), ATVs, UTVs, Jeeps, or anything else on wheels and hit our two tracks plus miles of trails. Not a rider? No problem — lace up your hiking shoes, grab a walking stick, and explore the lush forest, streams, bridges, and rolling hills.
After a day of slinging dirt, rinse off at our two convenient power-wash stations so your toys and gear ride home clean. When you’re ready for a change of scenery, Lake Anna is just minutes away for swimming or fishing.
The 5-bedroom, 2.5-bath farmhouse comfortably sleeps 15 and feels just like home, with a fully stocked kitchen, high-speed internet, 3-car garage, gas grill, fire pit, ping pong, foosball, and plenty more. Working remotely is a breeze here too.

Frequently Asked Questions
Due to Orange County restrictions, we do NOT offer day riding. A short term house rental is required in order to access the tracks and miles of trails.
Pets are allowed on a case by case basis. Please email us to inquire about bringing your favorite furry friend for approval. A $75 pet fee will be added to your reservation.
Check-in time is 3:00 PM and check-out time is 11:00 AM. Check-in is available Mondays and Thursdays only. All reservations require a 3-night minimum.
All rentals include a $300 cleaning fee for the Main house and $225 for the guest house. All rentals include an additional 6.3% Virginia and Orange County tax fee. Receive a 10% discount with a 7-night stay.
A payment of 50% is taken by Throttle Therapy Lake Anna, LLC at the time of the booking. Any remaining balance must be paid 7 days prior to the arrival date, or this Agreement may be cancelled by the sole option of Throttle Therapy Lake Anna, LLC. An automatic credit card payment for the remaining balance will be scheduled by the Throttle Therapy Lake Anna, LLC to be made 7 days prior to the arrival date. The credit card of the first payment is used if a credit card was provided.
A security deposit is required (“Security Deposit”) and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest’s credit card for the amount of $500.00 exactly 2 day(s) prior to the arrival date. The credit card of the last successful payment will be used.
Receive a full refund for cancellations made at least 30 days prior to your check-in date minus 3% credit card processing charge.
